Tile Calculator: Layout Waste Factors and Grout Math Explained

A tile calculator converts floor area to tile count using your tile size, then adds a waste factor based on layout pattern. The base formula is: Floor Area / Tile Area x (1 + Waste Factor). For 144 sq ft with 12x12 tiles in a straight layout: 144 / 1 x 1.10 = 159 tiles. The waste factor is where most DIY estimates go wrong, because it varies dramatically by pattern.

Waste factors exist because tiles must be cut to fit edges, corners, and obstacles, and cut pieces usually cannot be reused. Straight layouts waste the least: 10% covers standard rooms. Diagonal layouts rotate every tile 45 degrees, which doubles the number of edge cuts: use 15%. Herringbone and chevron patterns are the most wasteful at 20% because nearly every perimeter tile requires two angled cuts. Rooms with L-shapes, closets, or many doorways push toward the high end of each range.

Grout calculation is the step most estimators skip, yet running out of grout mid-project is a common DIY disaster. The formula our tile calculator uses: one 25 lb bag covers 100 sq ft of 12x12 tile with standard 1/8-inch joints. Adjust for your situation: halve the coverage for 6x6 tiles (more joints per square foot), and multiply by 1.5 for 1/4-inch joints. Grout comes in 10 lb and 25 lb bags; the 25 lb bag is almost always the better value.

Thinset mortar follows similar logic with different numbers. A 50 lb bag applied with a standard 1/4 x 3/8 inch square-notch trowel covers 90 to 100 sq ft. Large format tiles (over 15 inches) require a 1/2-inch trowel and back-buttering, which drops coverage to roughly 60 sq ft per bag. Our calculator estimates thinset at 95 sq ft per bag and rounds up, with a note to add one extra bag for large format work.

Tile size selection affects both material cost and installation difficulty. Twelve-inch tiles are the sweet spot for DIY: manageable weight, standard trowels, forgiving layout. Twenty-four-inch tiles look luxurious but require a perfectly flat substrate (within 1/8 inch over 10 feet), large trowels, and back-buttering. They also break more easily during cutting. If your subfloor has any unevenness, stick with 12x12 or smaller.

Conseils de pros

1

Buy all your tile from the same dye lot. Tile color varies between production runs, and the lot number is printed on every box. Mixed lots can show visible shade differences across your floor.

2

For diagonal and herringbone layouts, the waste factor jumps to 15-20%. These patterns require far more cuts, and cut pieces rarely fit elsewhere. Do not use the 10% straight-lay waste factor for patterned layouts.

3

Back-butter large format tiles (anything over 15 inches on a side). Spreading thinset on both the floor and the tile back eliminates voids that cause cracked tiles later.

4

Grout color changes the entire look of the floor. Dark grout with light tile creates a bold grid pattern; matching grout makes the floor look seamless. Buy grout after you have chosen tile, not before.

Foire aux questions

How many tiles do I need per square foot?▼
Divide 144 (square inches per sq ft) by your tile area. A 12x12 tile covers 1 sq ft, so you need 1 tile per sq ft plus waste. An 18x18 tile covers 2.25 sq ft (0.44 tiles per sq ft). Our tile calculator above handles any tile size and adds the correct waste factor for your layout pattern.
How much extra tile should I order for waste?▼
Order 10% extra for straight layouts, 15% for diagonal layouts, and 20% for herringbone or complex patterns. Rooms with many corners, doorways, or angles need the higher end. Always round up to full boxes: tile is sold by the box, and most suppliers will not break boxes.
How much grout do I need for tile flooring?▼
One 25 lb bag of grout covers approximately 100 sq ft of 12x12 tile with 1/8-inch joints. Smaller tiles with more joints need more grout: 6x6 tile needs roughly twice as much per square foot. Wider joints (1/4 inch) increase grout needs by about 50%. Our calculator estimates grout bags from your tile size and floor area.
How much thinset mortar do I need?▼
One 50 lb bag of thinset covers 90 to 100 sq ft with a standard 1/4 x 3/8 inch notched trowel. Large format tiles need a bigger trowel notch (1/2 inch), which drops coverage to about 60 sq ft per bag. Always add one extra bag beyond the calculation: running out mid-installation forces a mismatched batch.
What does tile flooring cost per square foot in 2026?▼
Ceramic tile costs $2 to $7 per sq ft for materials in 2026; porcelain runs $3 to $10. Grout adds about $0.30 per sq ft, thinset about $0.50. Professional installation adds $8 to $15 per sq ft. A 200 sq ft bathroom floor in ceramic tile runs $600 to $1,400 in materials DIY.
